After nearly two years of standing empty, the 140 Nassau St. storefront where Ricky’s Candy, Cones and Chaos once stood will gain a tenant this summer.
On April 1, construction began to prepare this site to open as a Qdoba Mexican Grill.
Joseph Dick, East region construction manager for Qdoba, said the building will be open by June 22 with training for new employees to begin on June 8 at area branches.
The superintendent of the project, Kevin Rae of L2M Construction, said he anticipated construction to be completed in “no more than six weeks, probably less.”
The 3,250-square-foot property was vacant for 17 months before the start of construction, after Ricky’s was evicted for failing to pay rent and sales taxes in November 2009.
Plans to install a Qdoba have been in the works for over a year.
“We started negotiations probably 16 months ago,” said Anthony Mecca, vice president of estate for Nassau Tower Realty. The storefront is one of many commercial properties his company owns.
“We went back and forth till we could find terms we were both happy with,” he added. “We entered into a lease agreement with Qdoba at the beginning of last summer.”
Qdoba committed to the agreement at the beginning of this year. After that, Mecca said, “the store sat vacant while they were getting all their approvals from the town.”
Mecca said the construction drawings were approved by the Borough in February.
“Upon receipt of these approvals, Qdoba formally accepted delivery of our property and promptly began construction fit-out of the site,” he added in an email.
As part of the agreement, Dick said, the Princeton Historical Society has the final say in the restaurant’s appearance.

“The Historical Society decides on what the exterior looks like,” he said, explaining that the franchise has to abide by “whatever their restraints are.”
He added that the store was looking to employ undergraduates with cars to promote its catering business and expressed his hope that the store’s location would foster a steady inflow of hungry students.
